VILLAS
the spa villas
The lavish floor plan features three connected
pavilions in a very private courtyard setting, with an outdoor
garden and plunge pool facing the ocean. Upon entering the
villa from the rear walkway, through a pair of large wood
and steel bolted doors, one is immediately charmed by the
spacious feeling and magnificent sea view beyond the infinity-edge
pool. The centrally positioned living area, which can be either
air-conditioned or fan-controlled, is flanked on both sides
by two generous sized bedrooms.
The master bedroom features ample dresser space
and a large bathroom with a sense of the outdoors provided
by an internal garden with views of the Andaman Sea.
For those who prefer additional space, a third
bedroom with bathroom and a family room can be added on a
lower floor.
the apartment suites
Two styles of exclusive apartment suites will be built. Two
bedroom units of 120 m2 and three bedroom units with 150 m2
floor space. All suites have excellent sea views and large
outdoor terraces capturing the cool sea breeze. A unique feature
is the studio-type guest room which can be accessed separately
and therefore easily rented out even while the owner is in
residence.

Being the definitive homes on the project, the residences
feature approx. 450 square meters of in and outdoor living
space on two levels. There are two master bedrooms, one or
two guest bedrooms, a study, a family room, a maid and laundry
room, a ten meter infinity-edge swimming pool on a large deck
and a private double carport. The design allows a considerable

OWNERSHIP
The villas and residences are sold with a 30
year leasehold on the land, renewable twice, thus totaling
90 years of leasehold ownership. The land is owned by the
developing company.
Leased property can be sold or passed on at any time within
the 90 year period. The purchase price includes prepayment
of the full 90 years' lease. Upon the expiry of the first
30 years, the owners shall have the option to purchase their
land plot freehold at a nominal cost.

The developers, Villa Santi Co. Ltd., will remain fully involved
once the construction of the project has been completed and

on their investment; (expected to be around 6% in the first
year). Details on the rental income calculation will be provided

The furniture package for rental villas and apartments will
be designed by the developers and is a contractual requirement
of the overall purchase.

Ltd.
Bart has experience in managing and marketing international
5 star hotels such as Sheraton and Swissotel, and has been
in the property market since 1990. He made his reputation
as General Manager of The Boathouse boutique hotel, followed
by complete responsibility for the design, marketing and managing
of the Baan Kata Villas on Kata Beach, owned by the same group
of companies. He has lived in Phuket since 1989.
Adrian Koch - Design Consultant Originally from New Zealand, Adrian holds a degree in
architecture from Auckland University and has been in Phuket

Spa villa reservations can be made by paying a deposit of
Baht 200,000 (US$ 4,700). The purchase agreement must be confirmed
and signed 21 days after reservation. A detailed payment schedule

Construction on phase two is expected to begin in December
2003 with completion by December 2004.
